Having a good lawyer is essential to protect your interests
Buying a property in Spain is easier when you have the right people by your side. At IMMOTROPICAL, we work with trusted lawyers, notaries, banks, and insurance companies to guide you through the entire process. We support you from start to finish, ensuring everything is clear, safe, and well organized.
Lawyers
Having a good lawyer is essential to protect your interests. We can recommend experienced local lawyers and tax advisors who speak your language and are used to working with international buyers.
Your lawyer will:
1. Check that the property is legally correct
2. Make sure there are no debts or legal issues
3. Review all contracts
4. Handle paperwork and official procedures
This gives you peace of mind throughout the purchase.
NIE Number (Foreigner Identification Number)
The NIE is a personal tax number required for all non-Spanish buyers in Spain.
You need a NIE to:
1. Buy or sell property
2. Open a bank account
3. Pay taxes or sign contracts
It is issued by the Spanish authorities and officially approved by the National Police. Your lawyer will usually apply for the NIE on your behalf as part of the purchase process.
Local Taxes
Property owners in Spain pay annual local taxes, such as:
1. IBI (property tax)
2. Municipal charges
These costs are known in advance and usually range from a few hundred to several thousand euros per year, depending on the property. Your lawyer or tax advisor will take care of these matters for you.
Resident or Non-Resident Status
EU citizens are free to live in Spain. If you stay in Spain for more than 183 days per year, you are usually considered a resident for tax purposes and must register locally.
Residency status may affect your taxes, so we always recommend speaking with a professional advisor.
